Following an experience with a nightmare tenant I have decided to post for every past tenant their reference requested or not on this page when they leave any property I let. This is an agreement every tenant must make with me prior to their renting any of my properties.

What this means for any said tenant is that should as most landlords do they make a google search for the tenant name in ' ' it should come back with the reference pretty early in the results. The reference might say: Great tenant, rent always early, rented to for 4 years, clean, polite, friendly decorated the place well neighbours loved him etc. Or it could say something more like the reference for 'Adrian Daniel Bristow' or 'Jason Brockway' below.

Tenant: 'Storm Parks' from Godalming This young lady rented from me for 18 months, got on well with other tenants, kept herself to herself. Got on well with the neighbours. Rent paid before due, Gave way longer notice than required and found my next tenant too. Really did not put a foot wrong and was a pleasure to let to.
Tenant: 'Adrian Daniel Bristow' from Guildford: Nice enough lad but an absolute nightmare. Rented loft for 7 months Had to write off over �1300 in rent. Room left in a right state, holes in walls etc. He had a go at wallpapering and painting the room and destroyed what was there to start with painting over switches and sockets. He desposed of a new perfectly good wardrobe and replaced it with a piece of junk. The carpets were left in a right state and had to be replaced. (cats urine) The stairs were damaged. I had to despose of a skip full of his rubbish. I had to replace the bed mattress. Missing sauspans and crockery. Damaged freezer and had to replace microwave when he left. Cooker and fridge left filthy. Freezer was damaged. There was a hole left in the floor. Gave less than required notice. All in all cost me �3540 + in lost rent and to put things right.	Tenants: 'Claudio & Louise Browning' from Aberdeen: Nice couple and pleasure to let to. Rented flat 6 months and loft 6 months Flat left absolutely spotless. Rent paid before due each month. Good relationship with neighbours. Gave good notice above minimum required. Really did not put a foot wrong. Was a shame to see them go.
Tenant: 'Kira Anderson' from Guildford: Nice young lady and pleasure to let to. Rented flat 9 months. Flat left absolutely spotless. Rent paid before due each month. Good relationship with neighbours. Gave good notice above minimum required, even found my next tenant. Really did not put a foot wrong. Was a shame to see her go.	Tenant 'Carol Ding' from China Nice young lady and pleasure to let to. Rented flat 3 months. Flat left clean and as found. Rent paid before due each month. Kept herself to herself so no problems. Gave required notice. Studying at uni and did not put a foot wrong.
Tenant: 'Jason Brockway' from Guildford: This guy rented from me for over a year on and off. The nightmare came when after an issue he turned to drink, lost his job and was arrested at the property following his making threats to kill his ex girlfriend. He aquired a machete and started swinging it about in front of my autistic 24 year old son damaging property in his room. Now I was only his landlord and tried hard to help him but in the same way I have to fit smoke alarms and have the boiler tested yearly I also have a duty of care to my other tenants. He after a chat felt the need to give up his tenancy and not return which was best for all round.	Tenant: 'Shane Philips' from Guildford: Great tenant, did not put a foot wrong. Rented front room for just over a year. He is polite, paid rent early, got on well with other tenants and neighbours. A bit of a clean freak, but that was a good thing. Did not complain about anything and generally kept himself to himself. Gave more than required notice and It was a shame to see him go.
