Looking at what else is on the market my properties are a gift as all rents include broadband, council tax, gas & electric and I don't bother with deposits as its just to much like hard work. A copy of gas & electrical certificates supplied. I generally jump if a tenant has a problem and am insured as required although tenants are responsible for insuring their own belongings.

In the event of rent being more than 7 days late without contact and some sort of agreement I don't play any games and simply give it all to my insurance company and their not very friendly.

I don't do written references either. The only reference that will be given post tenancy can be found above under references.

All my properties are taken right now. Maybe that's because I'm a really great landlord. (really ask my tenants about that.)

All properties have external cameras as well as cameras looking over halls and stairs. For the security and wellbeing of all tenants these cameras are currently linked to the (Ring tm) system and record audio as well as video when they see movement. In the event of an issue any recordings captured may be passed onto the police or any 3rd party as I see fit.

I mean no disrespect to young ladies over 18 but if your under 21 I would only consider renting a room to you after meeting your parents. There would also be an additional clause in your contract inviting me to contact your parents in the event of any issue or concern I may have for or about you.
